Free PAR Level Calculator for Small Hotels

Most small hotels run on 1 PAR and don't know it. PAR is how many of each linen and terry item you need to get through one full cycle: in the rooms, in the laundry, and on the shelf. Enter your rooms and this calculator gives you the numbers.

How to use it

  1. Set your PAR standards. High Traffic is 3. Low Traffic is 1.25. High is anything you change every stay, like sheets and towels. Low stays in the room and rotates less, like pillows and duvets. Change them if your property runs different.
  2. Enter your room types and quantities. Put how many rooms you have of each type. Rename a type or use the custom boxes for suites or sofa beds.
  3. Enter items per room type. For every item, put how many go in one room of each type. 1 PAR and Operating PAR calculate on their own. 1 PAR is what your rooms hold right now. Operating PAR is what you need to own. You only do this once, unless your room setup changes. Print it or save it as a PDF.

PAR level questions

What is PAR in housekeeping?

PAR stands for Periodic Automatic Replenishment. It's the number of an item you need to keep running through one full cycle. For linen and terry, 1 PAR is what it takes to make up every room once.

What is 1 PAR vs operating PAR?

1 PAR is what's in your rooms right now, made up and in use. Operating PAR is what you need to own to keep going. For sheets and towels that's 3 PAR: one in the rooms, one in the laundry, one clean on the shelf. If one of those runs empty, the cycle breaks.

How many sets of linen does a small hotel need?

Plan for 3 sets per bed for anything you change every stay. Say you run 10 rooms and each room takes two sets of sheets. That's 20 sets for 1 PAR and 60 sets to operate clean. Most 10 room properties run on 25 or 30 sets and call it covered. They're one busy weekend away from a problem.
